Selling Sunset Season 9 Premiere Recap: Bre lands a $16M potential listing as tension brews between Emma and Nicole

Netflix premiered Selling Sunset Season 9 on October 29, 2025. The latest season of the show features cast members including Chrishell, Emma, Chelsea, Bre, Nicole, Alanna, Amanza, Mary, along with Brett and Jason Oppenheim.

The first episode featured a conversation between Chrishell, Emma, and Chelsea about Nicole. Later, tension began rising at the office following the situation between Emma and Nicole.

Jason was not happy after learning about Chrishell, Emma, and Chelsea's absence from the office. The episode ended with Emma and Nicole meeting to discuss the situation they had been in. However, it resulted in them getting into a verbal argument.

Selling Sunset Season 9 Episode 1 Recap: Bre's potential $16M listing, followed by Chrishell and Mary's meeting, and a clash between Emma and Nicole

Selling Sunset Season 9 started with Chrishell, Emma, and Chelsea exploring a new listing. It was listed at $21M. Chelsea opened up about being recently divorced and taking care of her body, mind, and soul.

The three recalled a conversation between Bre and Nicole about Emma being unfaithful.

"When I first heard the rumor, I was appalled. When you're tied to something like that, it's extremely damaging. It was so devastating for me, for my family, for everyone to see what I had to go through based off this lie," confessed Emma to the cameras.

At the office, Selling Sunset star Jason discussed the current market and what everyone was working on. Cast members, including Mary, Alanna, Bre, Nicole, and more, shared their projects and listings.

Jason noticed Emma, Chrishell, and Chelsea's absence from the office. He told everyone to be present and to inform the three to join them as well. Nicole confessed to the cameras about wanting to "settle the dust" with Emma.

Selling Sunset's Bre went to meet another agent, Sweeney. He had a listing ready to be sold. So he called Bre to explore the property and find a client for that. After checking out the property, he told her about the commission:

"I think we should do 70-30, if you can close this deal. 70 to me, 30 to you," said Sweeney.

However, Bre suggested 50-50. He replied that they could settle on 60-40 as it would be a fair split. She agreed.

At night, Chrishell and Mary met outside the office. Mary wanted to tell Chrishell what Jason had mentioned at the office earlier.

"Jason's a little frustrated. He wants everyone to be together and to get over, like, all of the drama of the situation with Bre and Nicole. So that we can work as a team again," shared Mary.

Chrishell replied that Nicole was the reason why some of them were not there. She also noted that Jason didn't address that. Selling Sunset star also confessed to the camera about how Bre handled the "Chelsea situation."

Further in the episode, fans witnessed a meeting between Emma and Nicole. The latter wanted to explain how everything played out in the last season. She shared that Jason and Brett's cousin Jenn was the one who told her about Emma being involved with her friend's husband.

Emma responded that she was helping the said individual with properties. However, when she learned that he wanted more than that, she set her boundaries.

"You took it and you played it like, Oh, Emma's been dating a married man!" recalled Emma.

Soon, the two got into a verbal argument at the restaurant. The episode ended with Emma leaving the conversation as she didn't want negative energy around her.
